- Remove all debris, old insulation, and old vapor barrier from the crawlspace — complete haul-off and disposal
- Grade crawlspace floor; seal all vents from inside and outside (wire mesh outside, steel wool on air openings)
- Wrap piers 2–4" from the top, open for termite inspection; lift cables off the ground when possible
- Secure ductwork to joists with straps and off the floor when possible
- Install CI MAX polyisocyanurate rigid foam board insulation along all crawlspace walls — 188 linear feet
- Leave 2–4" gap from the top for termite inspectors
- Measure, cut, and install on-site — full crawlspace floor, 1,500 sq ft
- Tape all seams and corners, around piers, and along walls; liner runs 8" up the walls
- Install 2 crawlspace access doors — marine lumber or pre-manufactured plastic (foreman decides at install based on opening size)
- Dig perimeter trench at crawlspace edge — 188 linear feet
- Install 4" corrugated perforated flexible pipe in sock sleeve, sloped toward sump pump location
- Cover pipe with #57 stone
- Install 2 Zoeller model M53 sump pumps with sump pump basins, pre-drilled holes with protective cloth
- 1½" water check valve on each; discharge via 1½" solid PVC pipe
- Run sump pump discharge at least 20 ft away from the foundation with 1½" solid PVC pipe
- Mold spray treatment provided by Fuzion Pest, Termite & Moisture Specialists, LLC
- New dedicated breaker + GFCI-protected outlet for the sump pumps
- Install AprilAire E070 crawlspace dehumidifier with condensation pump
- Discharge line run out of the crawlspace
By agreeing to these Terms and Conditions, the customer acknowledges and accepts the outlined
responsibilities and scope of work.
Scope: All work described in the Included Scope above. Any work not listed is not
included unless agreed in writing.
Structural excluded: joist repairs, beam replacement, subfloor sheet
replacement, engineering, foundation modifications.
Owner supplies: none — all materials provided by contractor.
Contractor supplies: rigid foam board insulation, 20-mil vapor barrier, crawlspace
doors, 4" perforated drain pipe, #57 stone, 2 sump pumps with basins and check valves, PVC discharge
pipe, mold treatment, breaker + GFCI outlet, AprilAire dehumidifier, and all fasteners and sealants.
MEP contingency: if live wiring/plumbing is found during the work, a change order
covers rerouting.
Notes:
**Jobsite will be left clean once completed.
**Contractor is not responsible for damage caused inside the home while repairing the foundation.
Warranty:
**12 months workmanship.
**2 years sump pumps.
**12 months drainage system.
